Responsive Repairs Surveyor
Job Description
MMP Consultancy currently have an opportunity for a Responsive Repairs Surveyor to join a local authority based out of Bristol
This will be an Interim position for 6-9 Months paying £30 P/H Umbrella
The Role:
Responsible for ensuring that responsive repairs, including relets, are carried out satisfactorily from end-to-end of the process, including monitoring the work of the trade teams and contractors, from start to completion, ensuring delivery of high-quality work, getting work done "right-first-time" and achieving high customer satisfaction within budgetary targets and providing a cost effective, value for money service.
Job Purpose:
- Carry out pre and post repairs, exchange, and relet inspections as directed by the Council's scheduling system and in liaison with the Trade Teams. Diagnose, assess, and specify work required, in consultation with the customer. Order work through the Council's IT system.
- Manage the delivery and quality of work carried out by internal workforce Trade Teams and external contractors, to maximise customer experience and satisfaction, taking the lead responsibility on dealing with any issues or complaints in a timely manner, ensuring any lessons learnt from these experiences are implemented as part of driving forward improvements to the service and continuously improving customer experience.
- Own repairs and complaints taking responsibility for actioning from end-to-end of the process. Ensure that where work is delegated or carried out by other parties, such as contractors, that over-view is managed, and deadlines achieved successfully. Ensure customers are kept informed of progress throughout the process and that the work is completed to quality, financial and time targets. Champion an excellent customer/stakeholder experience with Housing Delivery Responsive Repairs.
- Take responsibility for maintaining excellent levels of communication with customers from end to end of the service.
- Manage customer expectation on escorted viewing of relets. Ensure clarity on letting standards and tenant responsibility.
- Specify the property refurbishment requirements ensuring the project is delivered to the target timescale and within budget.
- Manage quotes from external contractors for specialist work, including achieving value for money whenever possible. Monitor and action dependencies, such as scaffolding checks. Ensure coordination and sequencing of work between teams and contractors.
- Assist in monitoring and controlling expenditure and costs against budgets. Contribute, with the team manager to ensuring effective budgetary management of the service.
Ensure that databases, web sites, etc. are maintained and up-dated by the service, for both staff and customers, in an accurate and timely manner with information concerning repairs and improvements carried out plus other property information, as required.
Understand the different needs and expectations of customers. Ensure that processes are in place to meet their needs, exceed their expectations and check information held about them is correct wherever possible. Consult with customers and monitor and check customer satisfaction. Champion improvements in customer experience with the Responsive Repairs Service.
Maintain an up-to-date knowledge of changes in repairs policy, legislation, case law, innovation and best practice. Reduce the environmental impact of Response Repairs through material specifications, contract management, waste management, energy efficiency measures

MMP Consultancy are seeking a Senior Project Manager with a North London organisation, the role will pay circa £585 per day LTD.

Hybrid: 4 days per week (1-2 days on site, 1 day in office)
Attendance of weekly and monthly meetings, in person.
Key Duties:
- Lead and project manage a portfolio of major capital investments works to Haringey council's housing stock, ensuring successful delivery and that contract conditions are complied with, that budgets and timetables are adhered, that high-quality standards and value for money are provided and that statutory, regulatory and Council requirements are always delivered.
- Lead a team of project managers and consultants responsible for the delivery of a range of projects within the housing capital investment programme of up to £20m p.a. Provide effective leadership, support and motivation and ensure the team are recruited, trained, managed, appraised and developed in accordance with internal and statutory procedures in an effective and sensitive manner.
- Accountable for the successful delivery of all projects within your portfolio, monitoring project performance through Key Performance Indicators (KPIs), project spend and other management and project information and prepare regular, ad-hoc and end of year reports for project and Asset Management teams, boards, senior managers and others and attend board and committee meetings as required.
- Ensure high standards of project administration are always maintained, that comprehensive, accurate, up to date project documents are maintained to the required standards on all projects managed by the team including but not limited to project documentation, project budgets and project cash flow forecasts.
- Lead on the development and delivery of all projects related resident engagement and communication plans, achieve high levels of resident satisfaction and attend resident meetings and liaise with individual residents ensuring that residents are kept fully always informed.
- Proactively collaborate closely with colleagues across Housing and the Council, members, internal and external stakeholders to ensure a holistic approach to the delivery of works and services to residents and that the interests of the council and of residents are protected.
- Ensure compliance with all regulatory and statutory requirements, contractual requirements, quality standards and Council governance policies, processes and procedures always and that there are robust monitoring and change control mechanisms are in place.
- Manage and take responsibility for the resolution of members enquiries, complaints, ombudsman enquiries, freedom of information, data protection issues and leaseholder and tenant requests.
- Ensure compliance with all leaseholder legislation, produce detailed Section 20 notices for the works that will be undertaken, ensure leaseholder consultation is effectively managed.
- Lead on the contract management and procurement of works and services contracts to support the delivery of the Housing capital investment programme, implement a robust contract management framework and resolve any contractual and legal disputes and ensure value for money at all times.
Key Skills:
Project management - evaluate effectiveness of contracts and consultants used and make recommendations or changes as required.
Procurement - Use of tendering, framework and partnering contracts, framework consultants and full OJEU (where applicable) procedures and to lead groups to achieve efficiency and cost improvements.
Contract management - oversee contracts and procurement processes, ensuring all works are delivered in line with agreed terms and conditions. Manage Quality Control issues in consultation with sub consultants and make appropriate recommendations for change.
Budget control - develop and manage project budgets, ensuring cost-effective solutions and financial accountability.
Internal and external stakeholder engagement - liaise with residents, contractors, and other stakeholders to ensure clear communication and successful project outcomes. Lead/attend meetings with stakeholders as appropriate, preparing briefing notes, presentations or reports as appropriate.
Health and Safety - oversee health & safety compliance on all projects, implementing best practice and risk management strategies.
Reporting - provide regular updates and reports to senior management on project progress, risks, and performance.
Experience / Qualifications:
* Extensive knowledge of the capital projects industry within social housing.
* Building background with a suitable qualification or demonstrated experience.
* Communication skills that will enable consistent and quality communication between staff, contractors and potentially residents.
* Strong organisational skills to ensure that appointments are met, orders are raised, and work is scheduled efficiently.
* IT knowledge and experience, with demonstrated background in raising orders, checking repair order histories and basic skills in Microsoft packages.
* Use of appraisal system desirable.

Key Duties:
We are seeking up to 7 experienced and highly motivated Surveyors (Repairs and Mould & Damp).
The successful candidate will be responsible for:
- Conducting thorough property inspections to identify and assess repair needs, including but not limited to:
- Structural issues: Cracks, subsidence, dampness
- Plumbing and electrical problems
- Leaks, faulty wiring Roofing defects leaks, missing tiles
- Mould and damp: Identifying sources and assessing severity Preparing detailed and accurate survey reports, including photographs and supporting documentation
- Providing expert advice and recommendations for repairs and remedial works Liaising with clients, contractors, and other stakeholders to ensure smooth project delivery
- Adhering to relevant building regulations and industry best practices
Qualifications and Experience:
- Housing Health and Safety Rating System (HHSRS) Qualification
- HNC (Higher National Certificate)
- Proven experience in property inspections and building maintenance.
- Knowledge of building regulations and industry standards.
- Excellent report writing and communication skills.
