MMP are working with a Local Authority in East London who are looking for a new Maintenance Surveyor to join their team.

Job title: Maintenance Surveyor
Hourly Rate: £33.08 (Umbrella) - 35 hours per week.
Location: East London

About the role:

* Deliver the full range of technical repairs inspection service., including Disrepairs and Voids, to maintain our clients housing stock, meeting statutory and industry standards and ensuring high quality contractor performance.
* Contribute to the ongoing work of the our clients Repairs Team and Repairs Contractors in maintaining and improving the housing stock ensuring quality and value for money solutions
* To oversee appointed contractors carrying out repairs and minor improvement works on an allocated patch, taking ownership and carrying out effective liaison, to ensure a high quality repairs and maintenance service at the best possible cost. Works include mould and condensation works, roofing, plumbing/leaks, paving, voids, collapsed drains, rising damp, in a range of traditional build and conservation area properties.
* To undertake the full range of technical and inspection duties in relation to repairs and minor improvements to occupied and void homes, external and communal areas and playgrounds on your patch, including: Home or site visits to pre-inspect, diagnose and specify work, using a range of technical diagnosis equipment, with the aid of aerial platform plant, scaffolding or specialist investigative equipment as required, including leaks, mould and condensation, instructing dye tests/water tests to identify leaks and instructing pressure/flow tests for low pressure issues.
* Assess properties for hazards such as damp, mould, excess cold, sanitation, drainage etc,
* Raise works orders and variation orders, obtain, challenge costs and approve quotations for specialised/non-standard works; Work supervision, contractor liaison and progress monitoring to ensure target dates are achieved and quality standards are met.
* Post inspecting works to ensure quality, audit requirements and quotas; monitor post inspection failures, frequency of repair requests by property, most used items and quoted work as requested;

  • Property Surveyor

    MMP is working with one of their Housing Association Clients in East London who are seeking for a new Property Surveyor to join the business with immediate effect. This role will be covering a patch between Waltham Forest, Epping & more local sites.

    This will be a long-term Interim role paying £32 per hour.

    Duties:
    * To carry out pre-inspections, building and stock condition surveys to identify defects and future investment requirements, including the preparation of detailed reports, specifications and cost estimates where necessary to ensure the appropriate remedial works are undertaken.
    * To ensure all planned, cyclical and responsive repair works are valid and appropriate, provide value for money and are completed within the allocated budget provision, ensuring contract administration good practice, timely processing of variations and all appropriate contract documentation and accurate keeping of records pertaining to work in progress.
    * To undertake post inspections of completed works to ensure quality, compliance with the Schedule of Rates, value for money and statutory compliance. Ensuring compliance with contractual term and driving performance to achieve KPI's targets and expenditure within the designated budget provision.
    * To assist the delivery of internal policies, procedures and agreements and look for ways in which to continuously improve the service to achieve value for money and increased resident satisfaction.
    * To follow our clients Health and Safety policies and procedures to ensure, as far as is practicable, your own safety and that of others in the workplace. You may be required to undertake specific Health and Safety roles such as Fire Warden or First Aider as part of your duties
    * To co-operate with the duty holder as required by current Asbestos Regulations including complying with the Asbestos Management Plan, reporting incidents, passing on information about the presence of asbestos, attending training, project managing surveys and abatement works. Including undertaking Asbestos management surveys and updating the Asbestos data base as necessary to maintain statutory compliance.
