Job Description

MMP Consultancy are looking for a new Clerk Of Works to join one of our client's based in Essex.

Title: Clerk Of Works
Location: Essex
Rate: £48,500 Benefits

Role Overview:

To support and contribute to the delivery of quality homes by providing a high quality and professional service, assessing the building work undertaken by our clients' contractors, identifying good and inappropriate practices, compiling reports and recommendations on contractor delivery methods. To lead on regeneration and other major works projects to ensure that our clients aims are achieved to time and budget.

Key Responsibilities:

?To visit new build schemes, planned and improvement works and responsive repairs, to review the quality of work being undertaken by the contractor, to ensure it is meeting or exceeding our clients requirements.
?To advise the Head of Asset Management of any non-conforming activities, variance on material or equipment specification or other concerns with the quality of the product being delivered.
?To liaise with the Employers Agent (where appointed) and co-ordinate quality assessment and ensure our clients requirements are being met.
?Produce site reports for distribution to our clients appropriate Manager, Employer's Agent, and Contractor. Such reports to contain the date attended and weather conditions, the progress being made on site, any observations or defects noted and any other general comments including Health & Safety. Ensure our clients Heads of Service are aware of any issues.
?Ensure the contractor evidences the correct installation of fire safety systems and components, to evidence and record the works, including taking photographs.
?Attend contractor site meetings and give a Clerk of Works report at the meeting and attend any other extraordinary meetings in relation to the Project as requested by our clients.
?Undertake ad hoc site visits as necessary.
?Provide such information as our clients may require in connection with proposed modifications and or revisions to the Project.
?Inspect samples provided by the Contractor and report to the Assistant Director of Property Services and the Employers Agent as to the suitability for incorporation into the works.
?Witness tests for drainage, H&V and M&E, acoustic or other tests, report as necessary, maintain register of tests and results. Advise the appropriate Manager as soon as possible in the event of unsatisfactory test results. Any comments on the tests should be emailed to the appropriate Manager (and Employers Agent) within 24 hours of the test with any urgent comments being passed to the appropriate Manager (and Employers Agent) by telephone as soon as possible.
?Keep full and proper records of all information and documents in any way relating to the Project.
?Liaise with the appropriate Manager during the closing stages of the project and attend all pre-handover and handover inspections, including providing the Manager (and Employer's Agent) with typed lists of any outstanding items/snags, such lists to be available within 24 hours of the inspection and emailed to the Manager (and Employer's Agent).
?Attend end of defects inspections with the appropriate Manager (and Employer's Agent) to comment on completion of defects to our clients' standards. Provide detailed report outlining properties inspected, current condition and any outstanding defect items.

The post holder will work as part of the Housing Operations Team - Property and be responsible for the technical service provision for the Housing Service in accordance with the our clients agreed policies, procedures and working practices, delivering a first class service that is value for money and customer focused.
* To work as part of the Housing Operations Team - Property dealing with all aspects of void property inspection, mutual exchanges, insurance claims, structural diagnosis, building defects, property adaptations and management, major works to properties, assisting with the delivery of the Choice Based Lettings Scheme in relation to Accompanied Viewings and Routine Inspections of properties.
* To support the team in planning budgets, identifying efficiencies in response and planned works and to ensure there is a robust method of reporting that is being adhered to.
* To represent Housing Operations - Property whilst keeping a good relationship with other council departments and elected councillors and with work colleges.
* You must embrace a fast moving and changing environment, ensuring at all times that standards are not compromised either in quality, cost or customer satisfaction.
* The tasks will involve assessing customer satisfaction, reviewing and analysing KPI`s from contractors and drafting the relevant reports, Analysing trends and contributing to improving customer satisfaction.

Stock Condition Surveyor

About the Job:

An exciting opportunity has arisen in our clients Asset Management Team for a Stock Condition Surveyor.

You should have experience in conducting stock condition surveys to occupied and void properties and communal areas as well as a good understanding of the risk factors which include the health and safety associated with Stock Condition Survey related works. A good understanding of risk factors. You should have significant experience in conducting stock condition surveys and a relevant professional qualification is essential.

The candidate should possess a good working knowledge of residential construction on both refurbishment and newbuild properties. Good IT skills which include the use of the Microsoft Office Suite are essential and the ability to manage stock condition data bases and reporting.

Key Responsibilities:

* Undertake comprehensive Condition Surveys on our clients housing stock, other properties/land; and external environments to support the development of future programmes of work.
* Ensure our clients Asset Management Data is appropriately maintained, and that condition data is accurate and timely.
* Undertake assessment of health and safety issues using the Decent Homes HHSRS framework. Raise remedial works and improvements identified at survey.
* Undertake asset assessments of our clients housing stock using the Decent Homes framework.
* Assist in the research and provision of any data that is required to ensure the Asset Management Database is regularly updated.
* To attend meetings, workshops, and other events in accordance with the duties and responsibilities. Some of these may be outside normal working hours.
* To maintain the security and confidentiality of all data held on computer systems within the section.
* To attend training courses and other events for personal development in accordance with our clients policy.
* To undertake any other duties which are considered appropriate for the post.

Stock Condition Surveyor

Mechanical Engineer

Up to £48474 per annum Benefits

MMP Consultancy is currently working with one of their clients in Essex who are looking for a new Mechanical Gas Engineer to join their team.

Title: Mechanical Gas Engineer
Location: Essex (Just off M11)
Salary: £48,474 Benefits (Interim Available)

Working as part of a very busy Housing & Property Operations team within Harlow Council, you will assist in providing an accurate and efficient assurance service for all built assets.
You will specifically be responsible for site surveys, quality inspections, specifications and schedules of work, report writing and provide oversight to mechanical appliances, heating and hot water systems, their maintenance, PPM and refurbishments for a number of key Clients.

* Assist in the production of position statements on relevant technical guidance
* Build and maintain positive relationships
* Develop, maintain and contribute to the improved culture of planned and preventative maintenance
* (PPM)
* Carry out surveys of mechanical installations and heating and hot water systems
* Evaluate risk assessments on the condition, lifecycle and expiry of mechanical installations
* Design new mechanical installations, including material and workmanship specifications
* Assist the role of Building Services Manager (compliance) and Project Manager (projects/programmes)
* Day-to-day oversight of the mechanical installation's PPM and refurbishment programmes
* Review, update and maintain real-time data for compliance monitoring of the Client's assets
* To undertake any other duties to assist with the activities of the building services team
