Job Description

MMP Consultancy currently has an opportunity for a Repairs Surveyor to join housing associations in Gloucester/Cheltenham.

This will be a permanent position paying £44,919 P/A Plus Car Benefits.

You must hold a minimum of a HNC or equivalent qualification.

Job Purpose:

  • To carry our surveys and property inspections, oversee the delivery of subcontracted repairs and ensure repairs are highlighted and completed in accordance with my clients standards and timeframes

Role Responsibilities:

  • Carry out surveys to properties, including diagnosing the cause of complex faults and failures and post inspect works.
  • Prepare detailed specifications, and oversee contractors' delivery of works, managing quality, value and progress, all in line with contract terms.
  • Carry out Damp Mould and Condensation (DMC) inspections and provide solutions that align with ombudsman recommendations (AWAABs Law)Ensure that contractors deliver an excellent service and that customers are effectively consulted with and kept informed.
  • Ensure that services are provided in a way that keeps customers, colleagues and third parties safe, and complies with health and safety legislation and my clients H&S policies and procedures.
  • Ensure accurate recording and updating of my clients systems to ensure property information is up to date.
  • Provide weekly updates outlining the status of work in progress and preparations for future works.
  • Work collaboratively with other repairs surveyors, planning team, contract management team, customer liaison officers, etc. to ensure efficient ways of working are practiced and cross departmental cooperation results in improved service delivery.
  • Contribute to budget and programme management, ensuring that costs are in line with contractual pricing agreements and that any variances are escalated.
  • Ensure compliance with GDPR regulations when processing customer data.

Up to £27 per hour Umbrella

MMP Consultancy currently has an opportunity for a Building Surveyor to join local authority in Hampshire.

This will be an interim position on a 6-9 Month paying £27 P/H Umbrella.

Role Responsibilities:

  • You will be part of the repairs management team; previous management experience is not essential and you will be supported to develop your skills and gain managing experience using the 'Systems Thinking' methodology.

  • You will be part of a team responsible for providing a building repair and voids service ensuring that it is undertaken in accordance with our NEC3 term service contract including all contractor payments and undertaking all appropriate audits.

  • The team assists us in meeting our purposes which are, to maintain and improve our properties, ensure the right repair is carried out at the right time and provide suitable homes when needed.

  • You will be surveying our assets, updating stock data, assessing the condition of our assets, evaluating and diagnosing what work is required, assessing the best options to carry out the work, issuing repairs and managing a varied range of planned repair projects. We maintain a varied housing stock including a diverse range of corporate, operational, commercial and community assets.

  • Repair projects that you may carry out and supervise include decorations to external and communal areas, cladding, fire upgrading work, window replacement, re-roofing, electrical work, extensions, and structural repairs. The value of individual projects you will be responsible for managing will be up to £50,000, although typically you will undertake schemes that will have a contract value of £15,000.

  • You will support and deputise for the Building Repairs Manager to ensure the building repairs team have capacity to effectively manage all demands received by utilising all the resources available including developing apprentices and surveyors.

  • You will manage apprentices and/or surveyors supporting the team to provide a repairs service including support management of day to day repairs, DFG works, GRA assets, complaints and legal claims,

  • You will liaise with customers and stakeholders regarding the repairs and maintenance service, investigating complaints and disrepair claims as appropriate. Stakeholders include residents, leaseholders, local councillors, building users and other section heads and you will have responsibility for managing the repairs service and developing relationships with specific delegated stakeholders.

  • You will manage the repairs and maintenance of the assets you are responsible for and ensure that we have accurate stock data information as appropriate.

  • You will assess the condition of the assets, use measures to assess the effectiveness of the service, identify planned maintenance projects and prioritise demands to inform planned programmes of work.

About the role

* Provide technical expertise on remediation for LBS colleagues and a team of fire risk assessors/contract management and as Client-Lead to outsourced Fire Risk Assessment contractors, FRAEW contractors, and Retrospective Fire Strategy Contractors.
* Respond to fire safety remediation queries that the Fire Safety team receives internally and externally.
* To assist the Fire Safety Manager in the technical and professional development of the fire safety team.
* Ensure all fire risk assessors are undertaking assessments on buildings for which they are suitably qualified and have the necessary relevant experience.
* Contribute to monitoring existing processes and procedures and developing new ones to facilitate the management and control of fire risks.
* To provide an expert technical point of contact and to all stakeholders and management on matters of fire safety and represent the technical expertise of the FST when required (e.g., meetings, communications, etc.).
* Undertake suitable & sufficient Type 1 Fire Risk Assessments (HSFRA) in compliance with the Health and Safety at Work Act 1974, Management of Health and Safety at Work Regulations 1999 and the Regulatory Reform (Fire Safety) Order 2005 for the common parts of premises.

MMP Consultancy currently has an opportunity for a Commercial Property Surveyor to join a local authority in Stoke-on-Trent

This will be an interim position on a 2-4 Month contract paying £37.47 P/H Umbrella.

Job Purpose:

  • To provide a professional service to ensure that the Council's commercial land and property portfolio is efficiently managed to protect the Council's capital investment, to promote employment opportunities and to generate capital and revenue surpluses.

Role Responsibilities:

  • To undertake those duties associated with an experienced, professionally qualified and registered RICS Land and Property Surveyor.
  • To undertake the end of year Asset Register valuations/reports and sign these off as a Registered Valuer.
  • To inspect, survey, value, negotiate, report upon and conclude all cases allocated to the post holder, including acquisitions, disposals, easements, licenses, appropriations, insurance, purchase and blight notices, agricultural tenancies, telecom masts and residential feasibility studies.
  • To manage the Council's land and property portfolio to include lease renewals, rent reviews, assignments, new lettings, lease surrenders and schedule of dilapidations.
  • To set and monitor relevant targets and budgets.
  • To negotiate covenant consent cases that have inbuilt "added value".
  • To prepare cases for arbitration and attend County Court as expert witness as required..
  • Other general valuation, commercial surveying work and miscellaneous matters including estate management.
  • To represent the service and give property advice at internal meetings of the council and meetings with outside bodies as required
  • To keep updated with relevant legislation, government and council policy, case law, County and local planning policy, national and local property market trends, RICS guidelines and codes of practice and CPD requirements.
  • To develop strategies and solutions for future implementation

MMP Consultancy currently have an opportunity for a Building Surveyor to join a housing association based out of Southwest London.

This will be a temporary position paying £35 P/H Umbrella on a 6-9 Month contract.

Job Purpose:

  • The Stock condition surveyor will carry out validation inspections of properties that have been included in my clients stock condition survey programme and asses the accuracy of information such remaining life of key components e.g. kitchens and bathrooms.

The Role:

  • Carry out joint surveys with the Consultant's Surveyors to develop a consistent approach to assessing the condition of my clients stock.

  • Carry out HHSRS inspections and demonstrate an understanding of assessing the categories of risk.

  • Carry out stock condition surveys independently and upload results on my clients database.

  • Carry out adhoc surveys of properties as required and prepare reports with diagnosis of defect cause and recommend remedial action.

  • Prepare specifications/scope of works for small projects up to an estimated value of £100k that may include, but not limited to, damp & mold, building repairs, window renewals and security works.

  • Ensure projects meet all CDM and Health & Safety requirements from conception to completion.

  • Act as Contract Administrator to manage construction contractors with regards to performance, quality and cost.

  • Ensure works are carried out in accordance with the requirements of applications of Statutory Authorities.

  • Instruct and liaise consultants as necessary on more complex schemes.

  • Use technical knowledge and ability to assist the Asset Lead, Programme Manager and Sustainability Manager as required

  • Carry stock condition surveys and work with the existing consultants to promote consistency in the approach to collecting data.

  • Carry out property surveys as required and prepare reports recommending remedial action.

  • Prepare specifications of work for schemes.
