Job Description

MMP Consultancy currently have an opportunity for a Damp and Mould Surveyor to join a housing association based out of Leicestershire.

This will be a permanent position paying £50,000-£52,000 P/A Plus Benefits.

The role will see you being based out of the Leicestershire office covering a patch between either Leicester- Nottingham or Leicester - Northampton,

The WFH Split is 1-2 days P/W in the office, 2-3 days P/W on inspections/at home.

The Role:

  • To contribute to the successful delivery and completion of damp, mould and disrepair works within a new dedicated team within the Assets department.
  • To carry out your role efficiently and effectively, ensure property inspections and works are delivered to a high standard, meeting our service standards whilst providing excellent customer experience and high levels of customer satisfaction.

Job Purpose:

  • To project manage damp, mould and disrepair works from inception through to completion including diagnosing, specifying; procuring and monitoring.
  • Ensure effective solutions for managing and reducing the causes of damp and mould are identified, which will include building repairs, installing mechanical ventilation and humidity control systems, and by providing clear advice to residents to help them understand the causes of damp and mould and behaviours that will reduce humidity in their homes.
  • Undertake contractor administration duties as required including reviewing Bills of Quantities, Schedules of Works, Specifications and all contract documentation, ensuring that these comply with the project brief and timescales, budget estimates, all relevant legislation, health and safety regulations and policies.
  • To effectively manage contractors, carrying out and managing the quality inspection process of works, including pre-start scoping, work in progress quality inspections and post inspection sign-offs.
  • Maintain CRM and systems recording progress of the works to ensure information is accurate and up to date, providing regular project updates to the senior management team.
  • Certifying contractor valuations and claims within this role's delegated authority limits, including interim and final account payment.
  • Work closely with our Resident Liaison Officer to ensure customers are informed of progress at all stages, the works offer excellent customer experience and high levels of customer satisfaction.
  • Demonstrate VFM in the delivery of damp, mould and disrepair work projects, providing strong contract management and delivery of programmes maximising quality and value to budget.

    • The role will cover Wiltshire and Hampshire, so candidates will need to be suitably based for this. They will be used to completing property inspections and that is the crux of this role.
    • The main focus of this role is to complete damp and mould and disrepair surveys, identifying building defects, and completing any further investigations to accurately diagnose and rectify any faults including damp remediation.
    • this will involve specifying works for our DLO as well as managing contractors to ensure all works are completed to a high standard and in good time.
    • They will need to produce high quality condition reports of each property that our solicitors can rely on in court and be willing to appear in court as a witness if required.
    • This role will also involve supporting our team of Response Surveyors by completing comprehensive damp investigations in problematic properties, providing advice and training to other members of the team and handling complaints.
    • An expertise in building pathology and experience in damp investigations will be a big asset in this role as would excellent customer care skills to help us manage these difficult cases.
    • They won't be alone; they'll be working with two other Disrepair Surveyors and between them will complete surveys across the group.
    • We are looking to base this role in Hampshire/Wiltshire, however there may be a requirement to travel further into our operating regions which include, Dorset, Somerset, Devon and Cornwall.
    • Strong working knowledge of Disrepair legislation, the Landlord Tenancy act 1985, Homes for Habitation and HHSRS assessments. Skills & Abilities.

    MMP Consultancy currently has an opportunity for a Building Surveyor to join a housing association based out of Derby.

    This role can be offered on an Interim basis for 6-9 Months paying £32 P/H Umbrella

    The Role:

    • To provide an enhanced level of technical assistance and expertise within the Maintenance Team to include surveying of properties, preparation of specifications and schedules, as instructed.
    • To carry out and oversee procurement of works in accordance with my clients policies
    • Maintain a scrutiny on works in progress ensuring that work conforms to current regulations and specifications.
    • Provide the appropriate level of support in the supervision, training and management of staff.

    Job Purpose:

    • Undertake surveys of properties in relation to responsive and planned maintenance as appropriate. Compile and submit all necessary information/orders within the prescribed time scales.
    • Where appropriate establish programmes of work ensuring that repairs arising are carried out in accordance with priorities and with the minimum of delay and inconvenience to the tenant/leaseholder/owner.
    • Deal with enquiries and complaints made by customers, advise and deal sympathetically with them, ensuring adequate consultation and liaison.
    • Respond to complaints and members enquiries within prescribed time scales and produce reports and place all appropriate orders as required.
    • Maintain accurate records of all surveys and inspections including dates and relevant observations and instructions given at the time and in accordance with recognised procedures.
    • Carry out procurement of works as and when required, oversee other technical staff arranging procurement of work ensuring that in all cases relevant documentation is kept to show procedures have been followed and that transparency and probity of the procedure can be shown.
    • Organise and contribute effectively in the training and motivation of new and existing staff, maintain suitable records concerning progress and ensure that staff managed are aware of current procedures, practices and instructions.
    • Prepare specification, schedules of work and any cost/estimates where required and ensure that all works orders/contracts comply with appropriate legislation, codes of practice, British/European standards the Councils/Clietns Standing Orders and Financial Regulations.
