MMP has just had a new opportunity for a Disrepair Surveyor to join one of our clients in London. I wanted to see if this would be something of interest to yourself or anyone in your network?

Job Title: Disrepair Surveyor (Experience working in Disrepair and a knowledge of Section 11 of the Landlord and Tenant Act are essential)

Job purpose:
*Supports the overall Property directorate and other departments in the
diagnosis and management of work
Manages own workload to diagnose and manage property defects, disrepair and complicated or larger pieces of work including ad hoc planned replacements and day to day repairs
*Lead on the diagnostics of building issues as part of our professional repairs service.
*Provide building pathology support across the entire Property Team.
*Deal with all aspects of building maintenance and defects including post inspection and managing follow on work;
*Contribute with the development of works and provide technical support/advice.
*Contribute, as a member of the Property Team, to corporate objectives and continual business improvement.
*Review Home Improvement requests always safeguarding the assets of our client's
*Assist when there are works affecting party wall or work requests from leaseholders.
*Working to deliver our requirements within our responsibilities under tenure type agreements, policies and legal definitions - e.g General needs, Shared ownership and Leaseholders all have different requirements and our client's may have different obligations. This would also include managing agents.
*Assist the team in all technical aspects of building design and defects.
*Make decisions regarding recommendation of work to the Planned team or to carry out ad hoc replacements.
*Feed-back on defective components to ensure design changes for future programs.
*Liaise with the Voids team to inspect and agree specifications of work in accordance with the our client's Lettings Standards.

*Consider any budget implications in order to ensure spend is allocated appropriately to the correct budget to mitigate risk of overspend and recovery via a Section 20 process.
*Work alongside Property colleagues to contribute to the development of learning framework to build capability of front line colleagues in relation to property diagnosis and management of repairs.

    Key Duties:

    Procurement - Use of tendering, framework and partnering contracts, framework consultants and full OJEU (where applicable) procedures and to lead groups to achieve efficiency and cost improvements.
    Contract management - oversee contracts and procurement processes, ensuring all works are delivered in line with agreed terms and conditions. Manage Quality Control issues in consultation with sub consultants and make appropriate recommendations for change.
    Budget control - develop and manage project budgets, ensuring cost-effective solutions and financial accountability.
    Budget control - ensure internal and external funding sources for projects are identified and manage the project budget and other financial resources associated with the project.
    Internal and external stakeholder engagement - liaise with residents, contractors, and other stakeholders to ensure clear communication and successful project outcomes. Lead/attend meetings with stakeholders as appropriate, preparing briefing notes, presentations or reports as appropriate.
    Health and Safety - oversee health & safety compliance on all projects, implementing best practice and risk management strategies.
    Reporting - provide regular updates and reports to senior management on project progress, risks, and performance.

    Experience / Qualifications:

    * Extensive knowledge of the repairs industry within social housing.
    * Building background with a suitable qualification or demonstrated experience.
    * Communication skills that will enable consistent and quality communication between staff, contractors and potentially residents.
    * Strong organisational skills to ensure that appointments are met, orders are raised, and work is scheduled efficiently.
    * IT knowledge and experience, with demonstrated background in raising orders, checking repair order histories and basic skills in Microsoft packages.
    * Use of appraisal system desirable.

    MMP Consultancy currently has an opportunity for a Property Surveyor (Damp & Mould) to join a Local Authority in East London.

    Title: Property Surveyor (Damp & Mould)
    Rate: £300 Per Day
    Location: East London

    Job Purpose:
    To be responsible for a specific work stream within the Asset Management team, providing a professional housing surveying service for the repair, maintenance, improvement and re-servicing of council owned, managed and leased stock in accordance with our clients policies and procedures, providing an effective responsive repair, planned maintenance and project management service for the organisation.

    Key Accountabilities:

    • The post holder reports to the either the Major Works & Voids Manager or the Disrepair & Special Projects Manager.
    • The post holder, depending on the team speciality, will be responsible for special projects, disrepair, estate improvement, asbestos management and minor works OR reactive and planned repairs, voids and fire damage.
    • The post holder will take the lead in areas for which the team is responsible and will include coaching other members of the team.
    • The post holder may be required to work evenings, weekends and occasional public holidays, in order to ensure consultation and service requirements are met.



    Key Tasks:

    Key tasks and accountabilities are intended to be a guide to the range and level Qf work expected of the 'post holder. This is not an exhaustive list of all tasks that may fall to the post holder and employees will be expected to carry out such other reasonable duties which may be required from time to time.

    To deputise for the Major Works & Voids Manager or the Disrepair & Special Projects Manager in the management of services for the entire Housing Property Services.

    • 2012.
    • To affect the leaks procedure, including liaising with the Legal Section to initiate enforcement action.
    • To assist with the contract documentation for invitations to tender, examine tenders and recommend contractors for appointment, using expert knowledge.
    • To act as client in relation to technical consultants, challenging practices and costs where necessary
    • To prepare project programmes, structural reports, feasibility studies, scheme specifications and tenders for capital and revenue programme schemes, including environmental works. To manage small project teams that involves other stakeholders within the council.

    MMP Consultancy currently have an opportunity for a Clerk of Works to join a housing association based in West London. This will be a interim position paying £320p/d.

    This role will be predominantly site based. My client have housing stock near Latimer Road, West London.

    Job Overview:

    To act as an impartial, independent inspector. You will be responsible for ensuring that work is carried out to my clients standards, specification and schedule. You will ensure the correct materials are used, that the workmanship is of a high quality.

    Main Accountabilities:

    • Review contract documentation including drawings, specifications and contract conditions.
    • Advise upon the practical implications of implementing the designs and draw attention to any areas for improvement.
    • Inspect construction works for compliance with contract documentation, contract instructions and good practice.
    • Inspect construction works for compliance with statutory regulations e.g. Building Regulations, CDM Regulations, Health and Safety at Work Act and Control of Asbestos Regulations.
    • Keep appropriate records of conditions and progress on site. Ensure that such records are comprehensive and well-structured to assist with the administration of the contract.
    • Provide a weekly written report to the Project Manager and other members of the project team as directed.
    • Liaise with residents and resident groups to address any areas of dissatisfaction for example by recording concerns about site cleanliness and advising the contractor of the remedial measures required.
    • Carry out inspections to record any defects which become apparent after the completion of works and pass those records to the appropriate person as identified within the contract.
    • Ensure that the highest standards of probity are maintained through compliance with Financial Standing Orders and that any discrepancies are reported to the Head of Asset Investment.
