Job Description

MMP Consultancy currently have an opportunity for a Senior Surveyor (Damp & Mould) to join housing association based in South West London.

My client is offering a hybrid working role and is expected to be in the offices/area minimum twice per week.

This will be a permanent position paying £57,650p/a Benefits.

Overall Responsibilities:

  • The Senior Property Surveyor will lead on a newly created specialist workstream which will track specific damp & mould repair issues reported in our stock, ensure inspection requests are logged correctly on our systems, visits are allocated to yourself or a surveyor to take place and are recorded capturing all details of the condition and use of the property.

  • Responsible for tracking and overseeing the Damp & Mould cases and to ensure these cases are accurately diagnosed, delivered within agreed timescales, and be of excellent quality. This includes ensuring that capital works are referred and included in future programmes and the Customer is kept informed at all stages of their Damp and Mould case.

Main Accountabilities:

  • Diagnosis of the correct work is raised on the system on both specialist reports and the system using NHF Schedule of Rates .
  • Track and ensure the work completed is correct to remedy the issues identified. Ensure the work is carried out in accordance with the specification and to an excellent standard.
  • To set up a monitoring regime for post work inspections at set periods up to 12 months after the work has been completed to ensure success.
  • To capture the information which will inform future business decisions on Assets including intelligence to inform and put forward proposals for Planned Investment programmes or to make suggestions to the Regional Asset Review Group to review Asset Disposal and stock rotation.
  • Build and maintain relationships with customers, contractors and key stakeholders in the business will be essential to deliver this role and therefore it is important that these are established.
  • Assist the Disrepair and Responsive Repairs delivery teams with diagnosis and specifications. Develop an excellent contractor relationship with our internal and external contractors and stakeholders.
  • To set up a stable tracking and reporting suite to achieve objectives outlined above that are SMART
  • Control of expenditure in line with budget provision and that complex or planned work streams are formally passed to the correct team to manage.

    MMP Consultancy currently has an opportunity for a Building Surveyor (Damp and Mould) to join a local authority based in South London.

    About the role

    Title: Damp Surveyor
    Rate: £45 per hour (Inside IR35) - £315 per day equivalent. 7 hours per day
    Client: Local Authority
    Contract: Rolling Interim - 6 months
    Location: South London

    Key Duties:

    * Carry out full property surveys specifically concerning condensation & damp diagnosis and remedial action.
    * Have reasonable scientific knowledge of the different types of mould and its likely cause & effect on residents.
    * Specific knowledge of building structures and how they contribute to the cause, be able to correctly diagnose & specify remedial requirements.
    * Understand and be able to use equipment to aid with diagnostics and undertaking seasonal monitoring.
    * Must have an empathetic approach to our tenants and property conditions.
    * Able to produce drawings & floor plans, diagnose general building faults, obtain or create specifications for improvement works required with an understanding of how this may affect other components of the property/building, and obtain competitive prices.
    * Order works by use of appropriate systems and Tender/contract procedures.
    * Supervise works to completion, in line with Council Health & Safety Standards and other statutory requirements
    * Ability to work with minimum supervision
    * Ability to prioritise workloads, analyse and resolve problems

    MMP Consultancy are currently seeking candidates for a Voids Manager role to work within a Public Sector organisation in South London. £400 per day Inside IR35.

    Key Duties:

    * Undertake all duties required in processing all long-term voids, policy voids and fire damaged properties.
    * Line Management of specified members of the Voids Team (6 Officers)
    * Manage contractors, In-house labour, consultants and suppliers to facilitate high levels of service delivery. (approx. 40-60)
    * Manage customer satisfaction to high standards.
