Repairs Surveyor

£25 - £30 per hour Inside IR35
 

Job Description

MMP Consultancy is seeking a Maintenance Surveyor (Repairs) to work an interim contract with a Local Authority covering Northamptonshire.

This role is working with the Repairs and Maintenance team, the rate is £30 per hour LTD (Inside IR35).

Key Duties

* Assist in developing a business/service plan to deliver the AMS
* Maintain and monitor budgets
* Responsibility for contract management in the Service area (including supporting procurement)
* Benchmark costs of delivery and develop plans to improve value for money
* Detail of aggregate service costs to understand where cost reductions might be made
* Work with Landlord Services/Neighbourhood managers to develop an integrated approach to property maintenance
* Promote a "One Team" approach within the R&M Team, the client and with external partners
* Foster good relationships with tenants and their representatives to ensure they are engaged in monitoring and improving the service
* Ensure procedures and processes comply with standing orders and corporate guidelines
* Contribute to the delivery and review of the Quality Standard
* Ensure effective procedures for maintaining statutory compliance
* Ensure the health and safety of customers, the workforce and the general public
* Maintain effective (QA) procedures to monitor the quality of work and rectify mistakes promptly

Experience in the following preferred:

* Must be Fully experienced and timed served within Social Housing Sector - carrying out inspections within occupied and void properties.
* Providing detailed reports on works required to meet the lettable standard.
* Fully Conversant with current variants of NHF schedule of rates.
* Technically competent in producing a schedule of works and detailed drawings for operatives to work from
* Must have knowledge of Housing Condition Claims.
* Good knowledge of H&S legislation/regulations, including HHSRS, CDM, Asbestos Awareness, compliance, etc.
* To cover approx. 10,000 properties.
* Full Clean UK Driving Licence is required.
* Must have access to a vehicle.

    This interim position will pay £41.76 P/Hour Umbrella on a 6-9 Month contract with the option to be extended.
    Primary Job Function:
    To deal with repair issue cases referred to them, diagnose the cause, and arrange for works to be carried out. This will include the assessment of condensation cases and drafting reports for presentation to the High-Value Repair Panel
    Role Duties:
    * Carry out building inspections as necessary to diagnose the cause of building defects, and raise work orders using the National Housing Federation Schedule of Rates or specifications as appropriate.

    MMP Consultancy currently have an opportunity for a Damp and Mould Surveyor to join a housing association based out of Leicestershire.

    This will be a permanent position paying £50,000-£52,000 P/A Plus Benefits.

    The role will see you being based out of the Leicestershire office covering a patch between either Leicester- Nottingham or Leicester - Northampton,

    The WFH Split is 1-2 days P/W in the office, 2-3 days P/W on inspections/at home.

    The Role:

    • To contribute to the successful delivery and completion of damp, mould and disrepair works within a new dedicated team within the Assets department.

    Job Purpose:

    • Ensure effective solutions for managing and reducing the causes of damp and mould are identified, which will include building repairs, installing mechanical ventilation and humidity control systems, and by providing clear advice to residents to help them understand the causes of damp and mould and behaviours that will reduce humidity in their homes.
    • Undertake contractor administration duties as required including reviewing Bills of Quantities, Schedules of Works, Specifications and all contract documentation, ensuring that these comply with the project brief and timescales, budget estimates, all relevant legislation, health and safety regulations and policies.
