Job Description

MMP Consultancy is seeking a Property Manager on behalf of a Housing Association based in Nottingham, to oversee the management of responsive repairs, alteration requests, damp and mould cases, formal complaints, and void properties. This will be on a permanent basis with a salary starting at £54,224.


The role involves managing relationships with contractors, monitoring key performance indicators (KPIs), and implementing continuous improvements. You will also be responsible for investigating complaints, ensuring budgets are controlled, and providing training and development to the team.

Key Responsibilities:

  • Lead operational meetings with stakeholders including Housing, Compliance, Repairs Contractors, and Complaints teams, ensuring accurate records are maintained.
  • Attend strategic meetings and offer recommendations to improve services
  • Oversee the tracking and reporting of regional issues, ensuring up-to-date and accurate information is available.
  • Monitor customer satisfaction, log areas for improvement, and ensure stakeholders are aware of actions required.
  • Ensure complaints are investigated thoroughly and resolve issues promptly.
  • Promote a cohesive approach to working, aligning systems and processes across teams.
  • Assist the Regional Head of Service in any necessary duties.
  • Support team development with regular in-house training opportunities.
  • Ensure financial control by monitoring budgets and applying the correct codes for service charge collection and insurance claims.
  • Collaborate with internal colleagues and external stakeholders to drive service improvements and promote the Housing Association positively.

Skills and Experience:

  • Proven leadership experience in managing complex responsive repairs teams.
  • Strong background in contract management.
  • Excellent customer service and communication skills, with experience in handling customer feedback and improving services.
  • Attention to detail, accuracy in reporting, and the ability to work with external stakeholders.
  • Self-starter with the ability to manage a varied and demanding workforce.

    • Knowledge of Housing Fire safety guidance documents which impact on building safety and the various types of Fire Alarm installations required within them and their testing and certification requirements.
    • Knowledge of current housing legislation and social issues impacting on service delivery
    • Knowledge in the planning and delivery of works in large quantities within residents' homes and the challenges this can present in a diverse & multicultural environment.

    MMP Consultancy is currently seeking an experienced Repairs Surveyor to work an interim contract with a public sector housing organisation in Northwest London. £40 per hour (Inside IR35).

    Title: Repairs Surveyor

    Key Duties:

    • Carry out surveys to properties, including diagnosing the cause of complex faults and failures and post inspect works.
    • Prepare detailed specifications, and oversee contractors' delivery of works, managing quality, value and progress, all in line with contract terms.
    • Carry out Damp Mould and Condensation (DMC) inspections and provide solutions that align with ombudsman recommendations (AWAABs Law)
    • Ensure that contractors deliver an excellent service and that customers are effectively consulted with and kept informed.
    • Ensure that services are provided in a way that keeps customers, colleagues and third parties safe, and complies with health and safety legislation and H&S policies and procedures.
    • Ensure accurate recording and updating of systems to ensure property information is up to date.
    • Provide weekly updates outlining the status of work in progress and preparations for future works.

    Essential Experience:

    • Excellent level of knowledge of building construction standards, and legislation, and an ability to diagnose and specify remedies to building defects.
    • Experience of undertaking assessments in line with the Housing Health & Safety Rating System.
    • Understanding of responsive repairs, voids works, planned and cyclical repairs requirements.
    • Ability to be proactive and work on own initiative, with limited supervision,
    • Experience of managing contractors.
    • Excellent standards of customer care and the ability to deliver accurate and clear communications in writing, face to face or by telephone.

    Role Overview:

    To provide expertise and lead in the operational management of compliance control, information maintenance and monitoring with regard to the servicing, inspection and follow up regimes of remedial works across all statutory and non-statutory compliance work- streams within remit, liaising with the Performance team to ensure up to date adherence is understood at all times.

    To work effectively and collaboratively across all external stakeholders to ensure statutory and non-statutory obligations, planned works contract delivery and associated consequential remedial works, inclusive of building and engineering disciplines, are being met and ensure safe running of associated asset related life safety systems and equipment.

    To manage the M&E Engineer and maintain working relationships with the senior management team and operational delivery teams to promote confidence in the agreed assurance mechanisms and raise the level of awareness and understanding of statutory compliance within our clients homes.

    Key Deliverables

    1.Ensure that all relevant compliance service, testing and inspection processes within remit are carried out correctly, remedial/follow on works are undertaken on a risk basis; that the service, testing and inspection process remains current and fit for purpose, and all records and certification are appropriately recorded. Keep up to date with changing legislation, standards and technology. Assist in the updating of specifications and documents.
    2.Implement and operate robust processes and procedures in order to ensure the legal obligations in regard to property compliance are managed and met; and to ensure all identified risks are mitigated in the most efficient manner, making best use of available resources to keep all residents safe.
    3.Work in collaboration with H&S Manager and the Building Safety Manager to ensure risks around health, safety and compliance are identified and risk mitigation strategies are developed and implemented to maintain property compliance and our regulatory obligations are met.
