Key Responsibilities:
* Lead the development, valuation, and disposal of assets within a designated portfolio to maximise value and support Council objectives.
* Responsible for delivering agreed financial targets through property management and asset disposals.
* Act as the primary contact with agents, developers, tenants, and purchasers, fostering productive relationships for successful outcomes.

Skills & Experience:
* MRICS with relevant post-qualification experience.
* Background in delivering multidisciplinary property projects, asset valuations, development, and disposals.
* Proficiency in commercial negotiations, contract management, budget management, and financial target setting.
* Ability to engage and influence stakeholders at various levels effectively.
* Analytical mindset with a focus on identifying solutions for complex property issues.

Principal Development Surveyor

£300 - £500 per day

MMP Consultancy is seeking a Principal Development Surveyor on behalf of a local authority in Nottingham to lead a professional team in delivering property development, disposal, and valuation activities across a designated portfolio. This role is central to managing the Council's commercial property assets and contributing to the Council's annual asset valuation programme.

The ideal candidate will drive the ongoing review and rationalisation of the commercial portfolio, progressing property disposals from inception to completion, and ensuring best practices and continuous improvement across all projects.

Key Responsibilities:
* Provide specialised advice in property development, commercial negotiation, and valuation, handling complex cases and setting a high standard for the team.
* Lead and manage a team of professional surveyors, overseeing their development, performance, health and safety, and welfare.
* Ensure properties within the portfolio meet safety standards and comply with statutory requirements.
* Serve as the primary liaison with developers, agents, and prospective buyers, fostering productive relationships for successful transactions.
* Drive the strategic review of the commercial portfolio, identifying opportunities for disposal, enhanced asset management, and capital and revenue generation.
* Lead on annual asset valuations and produce accurate reports, briefing notes, and business cases as needed.
* Manage budgets effectively, including forecasting capital receipts and revenue implications.
* Support the continuous development of asset management systems for optimal portfolio oversight and management.


Skills & Experience Required:
* MRICS qualification with relevant post-qualification experience and RICS Registered Valuer status.
* Significant experience in property valuation, development, disposal, and commercial negotiation.
* Proven experience in managing complex property projects from planning to delivery, including feasibility assessments, market engagement, and business case development.
* Demonstrated ability to manage budgets, meet financial targets, and forecast revenue and capital income.
* Skilled in preparing clear, concise reports and providing strategic advice to senior managers and councillors.

MMP Consultancy are currently seeking Maintenance Surveyor for a North West London public sector housing organisation. £280per day LTD (Inside IR35).

Office, Site and Home Working. Hybrid (Mostly site based work)

About the role

* Contractor Management - delivery of work in timely manner and within budget.
* Complaints Management handling Stage 1 MP and Councillor enquiries.
* WIP management, ensuring issues are resolved and delivery of works is smooth.
* Pre Inspections inspection and specification.
* Post Inspections quality assurance and tenant liaison.
* Administration - ensure all queries are responded to, jobs are raised and close correctly.

list Stock Condition Surveyor

Up to £28 per hour Umbrella

MMP Consultancy currently has an opportunity for a Stock Condition Surveyor to join a local authority based out of Hampshire

This will be a temporary position paying £28 P/H Umbrella on a 6-9 Month contract.

Job Purpose:

  • To undertake stock condition surveys on my clients housing stock. To update my clients current stock condition information using the council's stock database.
  • To collect stock condition information on pre-determined questionnaire's then transferring that information to the database. Ensuring reports are generated to check all scheme data is held correctly.
  • Briefing and coordinating with other staff on the operation of the condition survey so they can undertake surveys.

The Role:

  • To undertake stock condition surveys on my clients rented housing stock. To undertake an individual survey of each flat, house, bungalow and if applicable, internal and external common areas on each block.
  • To initially use a hard copy of the form then work toward a mobile working device to collect the survey data. To highlight any components omitted from the component list.
  • Where relevant, propose additional components and add to the master list.
  • To ensure all components in each survey have a 'Next Inspection Year' assessed and recorded. Using existingmy clients Stock data as background.
  • To obtain the agreement of the Senior Surveyor to any proposal to bring a 'Next Inspection Date' forward.
  • To ensure component classification is in place and is suitable to uniquely identify all components in individual flats or houses and common areas.
  • To devise sub-categories and obtain corresponding codes from the Data Analysis Officer where needed.
  • To advise on ways of uniquely identifying different blocks and multiple common area items (eg. Lifts, entrance doors).
  • To be aware of details such as Component Life Cycles and the need for regular reviews.
  • To liaise with other Property Services and Housing staff on the outcome of the property surveys.
  • To use manual back-up systems in the absence of the mobile working software (once up and running).
  • To ensure data collected is held correctly and accurately on my clients stock databse database.
  • To ensure all properties are surveyed within an agreed time.
  • To ensure letters are sent out well ahead of visits so that sufficient notice is given of survey visits.
  • To deal with customer queries arising from surveys or signpost to the relevant colleague.
  • To liaise with colleagues also undertaking surveys to ensure consistency in data collected, projected Next Inspection Years and the optimum use of the software
  • To ensure suitable access and PPE equipment is used. To take health and safety advice to access difficult to reach areas.
  • Identifying any health & safety breaches or risks on site and reporting back to relevant colleagues.
  • To undertake EPC surveys during the property inspection if the current survey has expired or is not available.
  • Assess properties using the Housing Health and Safety Rating System (HHSRS) to ensure that category 1 & 2 hazards are reported.
  • To take a portfolio of external photographs at each property for use on the stock database, "Asset" files and potentially the Council's website.
  • To systematically compile a photographic inventory of each individual dwelling and its key components
  • To identify and pass on routine repairs identified during surveys to the relevant colleagues
  • To take sufficient notes as are necessary to supplement digital reports where required post inspection
  • To devise a suitable systematic delivery programme to complete the surveys within pre-agreed programme targets

list Building Surveyor - Disrepair

Up to £325.00 per day Inside IR35

MMP Consultancy are currently seeking Disrepair Surveyor for a North West London public sector housing organisation. £325 per day LTD (Inside IR35).

Flexible working with site visits and home working. (Office attendance on occasion).

About the role

* Management of Disrepair Surveying from inception to completion, creating detailed reports which are usable in court if required.
* Detailed inspections and report writing including findings, causation, remediations and conclusions.
* Ensuring images and schedule of rates to be utilised accordingly.
* Writing Scotts Schedule
* Emphasis on managing cases and closing cases.
* Knowledge of legal disrepair protocol - Landlords Act, Section 11 and Section 9a for defects - Human habitations Act
* Keep tracker updated and completed post inspections.
* Respond to MP enquiries and CLLR complaints - Ombudsman Cases

Experience

* MRICS, MCIOB or Expert Witness qualified. Ideally.
* Extensive experience in delivering complex/disrepair service for social housing.
* Detailed Knowledge and understanding of pre and post-inspection processes, building pathology and repairs techniques.

Dealing with all aspects of lease, licences and commercial asset management work based in East London.

PURPOSE OF THE JOB
1.1. This post requires an experienced general practice commercial surveyor to assist
with the strategic management of the Council's commercial property portfolio.
1.2. To take full responsibility for managing part of a diverse commercial property
portfolio and to undertake a range of associated professional work, including
inspections, valuations, lettings, rent reviews, lease renewals, options appraisals
and dispute management.
1.3. To review and monitor property accounts, with a view to maximising rental income,
taking corrective action in respect of voids/debtors as necessary.
1.4. To take responsibility for reporting, managing, and ensuring compliance with any
relevant rules and regulations.
1.5. To ensure the Council's Health & Safety and Statutory Compliance policies are
followed for all commercial properties.
1.6. To contribute to the development and support delivery of the Council's
Sustainability and Energy Strategy across the Council's commercial assets.
1.7. To provide sound professional advice via both verbal updates and formal written
reports to property colleagues and directors; other corporate departments; the
Cabinet and the elected Mayor.
1.8. To develop strong and trusted relationships with commercial property tenants,
residents and other external stakeholders.
