Job Description

MMP Consultancy currently have an opportunity for a Fire Improvement Works Project Manager to join a housing association in Walton On Thames, Surrey. My client offer hybrid working with only 2 days p/w working in the offices.

Salary: £70,000p/a Benefits.

Purpose Of The Role:

To oversee the delivery of a portfolio of Fire and Building Safety remediation projects, to ensure our residents feel safe and secure in their homes. Leading & motivating the activities of the Project Team to achieve the compliance to the current legislation, within the approved budget, timescales, and design and specification.

Key Accountabilities:

  • To oversee the delivery of a select portfolio of Fire and Building Safety remediation projects, ensuring compliance with statutory duties, regulations and my clients Policy.
  • To project a positive image of my clients Housing by providing an excellent level of customer service to all customers, including managing complaints within the relevant service areas for which the post holder is responsible.
  • Manage to the delivery of appointed consultants in relation to remediation projects, monitoring performance and driving value for money. Continually monitor the output of the Employers Agent, Site Inspector, Costs Consultants and Architects.
  • Work closely with the Resident Liaison Officers, to ensure that accurate monthly updates are provided to our residents in relation to remediation projects.
  • Attend resident meetings, both virtual and in person, to present updates and engage with residents.
  • To work closely with the project team to ensure that project risks are mitigated, risk registers are reviewed and updated regularly and when necessary escalated to the Senior Management Team.
  • To assist the Fire Improvement Works Manager to compile any necessary reports for governance or approval purposes.
  • Working collaboratively with the Building Services, Health and Safety and Housing teams in relation to services under this post's responsibility.
  • Continually monitor and inspect Fire Remediation projects throughout the duration of the works ensuring all works are completed in accordance with the specification, to a good standard.
  • Ensure that monthly project valuations, legal fees and consultants fees are processed on time.
  • Authorise work variations up to the post holder's delegated authority or escalate to the Fire Improvement Works Manager for authorisation.
  • To have good financial cost control and financial management of fire remediation projects, including monthly forecasts and reporting.
  • Responsible for collating and retaining project documentation for completed works, including photographic records, golden thread information, and collaboratively working with the Assets, Building Services and H&S Teams to ensure this is provided in an agreed format.
  • To assist the Fire Improvement Works Manager in producing the annual fire improvement works budget.
  • To carryout duties ensuring that my clients statutory obligations and health and safety are complied with in respect of the relevant service areas for which the post holder has responsibility.
  • Provide regular operational updates to the Fire Improvement Works Manager, Director of Compliance and Executive Director of Assets.
  • Creates an environment within the relevant services of success, supported by healthy, positive, and professional challenge to deliver constant improvement.
  • Ensures openness and honesty is underpinned by support and coaching of the teams.
  • Manage and build relationships with stakeholders to promote the service and its activities.

list Stock Condition Surveyor

Up to £35 per hour Umbrellas

MMP Consultancy currently have an opportunity for a Building Surveyor to join a housing association based out of Southwest London.

This will be a temporary position paying £35 P/H Umbrella on a 6-9 Month contract.

Job Purpose:

  • The Stock condition surveyor will carry out validation inspections of properties that have been included in my clients stock condition survey programme and asses the accuracy of information such remaining life of key components e.g. kitchens and bathrooms.

The Role:

  • Carry out joint surveys with the Consultant's Surveyors to develop a consistent approach to assessing the condition of my clients stock.

  • Carry out HHSRS inspections and demonstrate an understanding of assessing the categories of risk.

  • Carry out stock condition surveys independently and upload results on my clients database.

  • Carry out adhoc surveys of properties as required and prepare reports with diagnosis of defect cause and recommend remedial action.

  • Prepare specifications/scope of works for small projects up to an estimated value of £100k that may include, but not limited to, damp & mold, building repairs, window renewals and security works.

  • Ensure projects meet all CDM and Health & Safety requirements from conception to completion.

  • Act as Contract Administrator to manage construction contractors with regards to performance, quality and cost.

  • Ensure works are carried out in accordance with the requirements of applications of Statutory Authorities.

  • Instruct and liaise consultants as necessary on more complex schemes.

  • Use technical knowledge and ability to assist the Asset Lead, Programme Manager and Sustainability Manager as required

  • Carry stock condition surveys and work with the existing consultants to promote consistency in the approach to collecting data.

  • Carry out property surveys as required and prepare reports recommending remedial action.

  • Prepare specifications of work for schemes.

The post holder will work as part of the Housing Operations Team - Property and be responsible for the technical service provision for the Housing Service in accordance with the our clients agreed policies, procedures and working practices, delivering a first class service that is value for money and customer focused.
* To work as part of the Housing Operations Team - Property dealing with all aspects of void property inspection, mutual exchanges, insurance claims, structural diagnosis, building defects, property adaptations and management, major works to properties, assisting with the delivery of the Choice Based Lettings Scheme in relation to Accompanied Viewings and Routine Inspections of properties.
* To support the team in planning budgets, identifying efficiencies in response and planned works and to ensure there is a robust method of reporting that is being adhered to.

* Undertaking visual inspections of Communal and internal doors and slightly more detailed inspections of entrance doors / flat doors.
* Report on the information for the fire door in line with current expectations onto a PDA
* Be able to identify that the frame specification is correct for the door's rating.
* Have a good working knowledge of current Health & Safety and other relevant legislation.
* Make adjustments as and if required.
* Liaise with tenants well and represent the organisation.

This will be a interim position on a 6-9 Month contract paying £49 P/H Umbrella.

Job Purpose:

The purpose of the role is to manage clients' applications for Disabled Facilities Grants, loans and repair grants, including designing and organising schemes ensuring the property meets the needs of individuals and the Decent Homes Standard.

Role Responsibilities:

This will be a permanent position paying £44,680 to £47,903 per annum Plus Benefits

The Role:

  • In this role as a Housing Surveyor you will work as part of our busy Repairs, Voids and Maintenance team, creating the best place to live for our residents by overseeing the Maintenance of my clients 5000 Council owned homes.

Job purpose:

  • This role is to inspect, and project manage the rectification of properties. You will carry out inspections of homes to prioritise repairs (major/minor), adaptation and improvement work.
  • As part of this Housing Surveyor role, you will be responsible for; The health, safety, and condition of council owned dwellings by identification through inspection of void properties, and analysis of defects leading to project managing cost effective works to time, quality and budget.
  • The planning, preparation, procurement, delivery and management of revenue and capital works programmes to time, budget and quality from inception to completion.
  • Management, administration, procurement and supervision of contractors delivering inspection, risk assessment, renovation, servicing and maintenance to council owned property.
  • Taking part as required in emergency planning. Carrying out surveys and inspections of council-owned property to diagnose repair defects and order effective remedial works.
  • Prepare strategies, reports, and feasibility studies into specific related subjects. Occasional desktop diagnosis of customer repair enquiries offering effective remedial works to reduce the number of site inspections of council owned property completed by colleagues.
  • Working with my clients Contractors, placing orders for remedial works to void properties, managing the works & monitoring from start to completion, revenue and capital budget monitoring, attending contractor meetings and occasionally supporting other teams with surveying tasks.
  • The role will be to ensure that on site delivery standards are high; achieving value for money and customer satisfaction and will involve extensive liaison with external contractors including budget management, design, agreement of specifications, procurement, contract administration, financial monitoring, Stock Condition / HHSRS surveys, building pathology and interaction with tenants and leaseholders.
  • You will be HND or degree qualified, or, alternatively have relevant experience in an appropriate profession.
  • You will have some experience of manging capital and revenue works ideally in a social housing environment, with an understanding of housing, procurement, project management and budget management.
  • The ideal person would be able to manage their own workloads, often to defined timescales, on a range of projects.
