MMP Consultancy currently have an opportunity for a Planned Works Surveyor to join a housing association based in Walton on Thames, Surrey. You role will be to To diagnose, specify, procure and monitor PA Housing's major repairs and ad-hoc planned works including managing Party Wall enquiries and tenant requests for alterations.

To deliver the stock investment and planned works programmes for PA Housing. Stock investment works include kitchens, bathrooms, windows, doors, roof replacements and cyclical decorations.

Ensuring these works are delivered to a consistently high standard and achieving high levels of customer satisfaction.

This role can offer hybrid working, meaning you will be required to be in the office for around 2/3 days a week with the rest being from home, however we may need you to be in the office more within your probation, whilst you get up to speed.

My client are offering a salary of £51,000p/a £2400 Car Allowance plus benefits.

Key Tasks & Responsibilities

  1. To project manage major repairs from inception through to completion including diagnosing, specifying, procuring and monitoring the following works:
    • Insurance claims
    • Structural damp and structural works
    • Major Aids & Adaptations
    • Tenant requests for alterations process
    • Party Wall enquiries
    • Other ad-hoc major works
  1. To deliver the stock investment and planned works programmes for PA Housing. Stock investment works include kitchens, bathrooms, windows, doors, roof replacements, cyclical decorations and other ad-hoc planned works as required.
  1. Undertake contractor administration duties as required including reviewing Bills of Quantities, Schedules of Works, Specifications and all contract documentation, ensuring that these comply with the project brief and timescales, budget estimates, all relevant legislation, health and safety regulations and policies.
  1. To effectively manage contractors, carrying out and managing the quality inspection process of works, including pre-start scoping, work in progress quality inspections and post inspection sign-offs. Certifying contractor valuations and claims within this role's delegated authority limits, including interim and final account payment. Prepare schedules of works, issue variations and contract certification and documentation through Keystone
  1. To use and update Keystone in managing the works, including the use of mobile technology. Review and update our stock data to develop future stock investment and planned work programmes. Maintain the major works tracker to ensure information is accurate and up to date, providing regular project updates to the senior management team.
  1. Work closely with our Resident Liaison Officer when required to ensure the planned works offer excellent customer experience and high levels of customer satisfaction.
  1. Carry out your duties in accordance with the relevant health and safety legislation and regulations. Managing and mitigating risks associated with Health and Safety and other Compliance issues.
  1. Promote high standards of customer focus to the PA's contractors and colleagues, through appropriate and accurate advice on contractual and technical matters.
  1. Contribute to the effective and efficient running of the PA Housing achieving individual targets and objectives that are set.
  1. To ensure that the services for which the post holder is responsible deliver value for money.
  1. Attend evening meetings and committee meetings as and when required.
  1. To promote recognition of diversity in all aspects of service delivery.
  1. To project a positive image of the Group and its subsidiaries by providing an excellent level of customer service to all customers, including dealing with complaints.
  1. Carry out other duties as directed and commensurate with the grading of the role.

    Your responsibilities

    • Customer Service Excellence: Represent my client by delivering exceptional customer service, managing complaints, and ensuring a positive experience for all residents within the relevant service areas.
    • Collaborative Working: Partner effectively with the Building Services, Health and Safety, and Housing teams to address issues that arise during project delivery.
    • Inspection and Specification: Assist in the inspection of my clients properties to scope and specify fire improvement works in alignment with block fire risk assessments, Fire Safety Standards, and framework contracts.
    • Project Monitoring: Continuously monitor and inspect fire improvement works, ensuring they meet the specified standards, use certified materials, and are completed to a high quality.
    • Health and Safety Compliance: Conduct Health and Safety checks during site inspections to ensure that both statutory and my clients requirements are upheld by contractor operatives and work practices.
    • Fire Remediation Support: Provide support to the Fire Remediation Team in inspecting and coordinating fire remediation projects when required.
    • Post-Work Inspections: Carry out post-work inspections to facilitate the handover of completed projects for monthly valuations.
    • Financial Management: Review and authorise work variations within your delegated authority, or escalate them to the Senior FIW Project Manager. Maintain meticulous records of all variations on the Keystone Planned Maintenance module, ensuring value for money through effective financial control.
    • Keystone Maintenance: Ensure that the Keystone Planned Maintenance module is actively used for the management and tracking of all fire improvement works, and update it following the completion of each project.
    • Contractor Collaboration: Work closely with my clients Housing's fire works and maintenance contractors to develop and deliver high-quality services.

    This will be a 6 Month FTC paying £40,482 P/A Plus Benefits.

    Job Purpose:

    • To provide technical surveying across a geographical portfolio of properties and contract management for a defined planned maintenance programme across the region.
    • Contributing to the development and implementation of the vision, Corporate Strategy, culture and organisational effectiveness.

    The Role:

    • Planned maintenance delivery through external contractors.
    • Minor works.
    • Refurbishment works.
    • Planned, repairs & void surveying.
    • Health and Safety work such as fire safety programmes.
    • Work to home owners, leaseholders and market rent customers.
    • The Surveyors will have responsibility for providing surveying activities and contract administration duties for all maintenance services within their portfolio regions. Surveyors will be assigned major works and cyclical programmes to deliver and allocated a geographical patch that is aligned to a housing neighbourhood officer (where possible). They will be responsible for surveying any void properties, surveying repairs that have be requested by customers, post inspections, identifying all communal repairs and ensuring these are managed through to completion.       2. Undertake domestic and commercial building surveys to provide advice on matters such as construction defects, disrepair and dilapidations.

    * Ensure that all activities are progressed in accordance with staircasing/equity loans policies and procedures and money laundering regulations.
    * Support customers during the staircasing/equity loans process by providing effective advice on the procedure and keeping the customer updated on the progress of their case.
    * Provide effective advice and interpretation of leases/equity mortgages and home ownership issues to internal and external stakeholders.
    * Prepare weekly reports on own staircasing/equity loans activities and progressions, ensuring performance standards are met and progress is charted, and procedures are complied with.
    * Develop and keep up to date with technical product knowledge and relevant legislation.
