Job Overview

MMPConsultancy are working with an excellent Housing Provider to recruit a LettingsTeam Manager to work on a 12 month fixed term contract. The client is currentlyoperating a hybrid-working model, with flexibility to work from home.

 

TheLettings Manager will be responsible for leading a team of Lettings Agents andAdministrators who are responsible for managing multi-tenure accommodation includinghospital accommodation.     

 

The Lettings Manager will be providing effectiveleadership and support to for staff to deliver an efficient and effectiveend-to-end voids and lettings process. You will be able to tackle obstacles andmake decisions on your own. Minimising voids periods and delivering a customercentric service with both a social and commercial focus.

 

Responsibilities:

Provide effective leadership and support for staff,ensuring focus on aims, objectives and values

Monitor and regularly review the performance of staff andteams, working with them to improve

Budget setting andresponsibility for the profit and loss accounting for intermediate and marketrents

Delivering an effective end toend Letting process across all tenures whilst identifying properties suitablefor Market Rent conversion, minimising void work costs and reducing rentalloss.

Overseeing budgets and liaisingwith Property Services and relevant contractors to ensure budgets are notoverspent whilst meeting contractual KPIs.

Ensuring the contractor returnon PPV is achieved to ensure overall viability of our responsive repairsservice

Attend contract Commercial andOperational meetings

Minimise expenditure as a resultof tenant neglect/damage my managing deposits effectively.

Maximise occupancy and minimise re-let times to achievebusiness plan objectives by ensuring the prompt inspection, repair and re-letof vacant properties

Ensure the scheme has a clear Marketing Strategy to assistthe delivery of the business plan

Maintain waiting lists and transfer lists in accordancewith the allocations / nomination policies, legal and contractual agreementswith the University or NHS Trust

 

Experience:

Previous experience of working as a Lettings Manager            

Demonstrate previous experience of managing ateam

Strong stakeholder engagement skills

Significant experience of working within aHousing Association or Local Authority with multiple tenancies

Strong written and verbal communication skills
